ask  lender if there is a value  reconsideration process that can be done ….if there is - you normally need to  provide factual  information about any  errors on the appraisal and also   sales  comparables you feel that should be used that the appraiser  didn't use or  missed …….also  worth noting - often appraisers  will try to " bracket a propertys value  meaning  trying to locate a  nicer comp /  an inferior comp and a similar comp …...so maybe the  other comps  found / used  created this lower figure ?

We have a separate LLC set up for each of them and a separate business checking account to collect rents, security deposits and pay SOME expenses. 

Hello @Jason Rogers, I’m also new to the real estate market here in Tulsa and as I learned you just have to let the deals come to you one by one.

To build more upon my original post, i didnt go into details as it was ny introduction and not sure how far I could go asking my questions.I have taken note and as i requested I have questions to ask for people familiar with my area.

Said it was a pain with all the connections and a company rep was there to guide them as it was their first complex application, but all went great.

After the auction is finished, I go into their office to sign paperwork and a week or two later, I have my hard money loan on the property.

Now I have a base . ( and a future rental ) Then I would build my credit while looking for a nother house for me to move in , then rent the first . 

If I will be investing thousands of dollars I really think the cost of airfare and a brief stay can't be compared.

The owner before me had collected first and last month's rent, AND a performance bond that would be refunded after proper performance of the lease.
