Pretty familiar with everything going on...Airbnb is absolutely still a viable market.

(I'm semi familiar with driving for dollars) and the "bandit signs, which I'm really not a fan of.

I admit I'm less familiar with Indy but that strikes me as oddly low for three units.

I'm trying to familiarize myself with St Pete as an investment area, and some feedback from locals would be massively helpful. 

Hi Monica, Yes, they usually do allow you to purchase up to 4 units owner occupied, although I'm not as familiar with VA, I know that FHA does and I believe they count a % of the rent towards your monthly income which is what allows you to purchase more property.

Not familiar with your market at all so not sure this will help, but last year we did a complete gut and rehab of 2600 s/f ranch in NW Indiana.

I'm in a somewhat similar situation; not that my husband's not interested, he thinks he can't do any of the research/buying since he's not a native English speaker nor familiar with this aspect of the culture (never mind that my whole post-college life has been spent outside the USA, so I'm quite clueless about many things).

So don't worry about me leaving behind familiarity of a market or anything.
