They all end up auctioning off properties for banks, where there was some defect I the foreclosure process, so they can't deliver clear title, and the sale gets canceled.

And beyond that, maybe a house that wouldn't make either rehabber happy would have sufficient cash on cash return for a buy and hold investor.I would say that most people would be including all costs when evaluating a deal for themselves.Go out and try to find out what the buyers in your market are looking for and then try to deliver.

He has consistently tried to rip me off and steal money out of my pocket.First, he was suppose to deliver one the apartments vacant, then he told me that I should keep the tenant that was living in the apartment at the time because the tenant is a good guy.

What she obviously didn't realize is that's EXACTLY what you want to happen because close neighbors are a great source for sales (to friends and family). ...Michael Woodward - I had a situation a couple of years back where my rehab was just way nicer than the other houses "for sale" on a block; the other sellers were taking the brochures to stymie competition ... it sold anyway, based on my delivering the same brochure to a house a couple of blocks away, where the eventual buyer's sister lived.
