I’ve attended a few webinars and recently toyed around with the rental property analysis calculator.

I have already looked up comps and have done a cash flow analysis on the property and everything to this point looks good.

I'm working with a company that does property management, not a traditional but an online company, and they did an analysis on the place.

I am beginning to do walk throughs on small multifamily (2-4 unit) properties that I have done analysis and pro forma due diligence on.  

Perform an in-depth analysis of the property's economics and determine if it is a good candidate. 

Try and see how solid that $730k is ... what does your analysis show that property should be worth to you?
