Most of our tenants run AC harder than heat, and it's harder for a dirty system to make cold air in high heat than it is to make warm air in cold weather - gas will just incinerate everything, and heat pumps have auxiliary coils.

There doesn't seem to be a way to sustain both decent pressure and warm water, and at this point, my water heater is maxed, making the water in other faucets scalding.The strange thing about all of this is that if I switch to the tub faucet, there is still plenty of hot water and pressure, so it's not just a hot water volume thing - it seems to be an issue between the water heater and the shower line.

It would break my heart to destroy them as the craftsmanship is unmatched today I believe in detail and materials.

The only salt I use now is Epsom for my warm baths and seas salt for my southern grits!!
