I can probably cut windows on the back of the bedrooms and get some light in via windows from the porch/staircase...but not an ideal solution.This being a foreclosure the bank is not going to provide survey, so I am ordering survey.

I get back to Ca, did some investigating and found out that the property was sold via Quit Claim to another buyer and he did this while I was in town doing my walk through.

You are correct, CAP rates are only for commercial properties, and this is a duplex meaning it is residential ... as such its fair market value will be determined via sold comparable properties.
