The increased cost would be related to granite/quartz over Formica, vaulted bathroom veiling vice flat, upgraded lighting etc...

I'll be doing finish upgrades over time.

You will be able to market all the brand new improvements to the next tenant and also be able to ask for higher rents at that time.My guess is that while your current tenants may be willing to pay a little more rent after you upgrade the place, the increased rent amount will not be in line with market rents. 

Once you have some basic information and you are able to audit multifamily properties, you'll figure out quickly how the financing will work, what returns to expect and whether you can be in better position (financially) with upgrading to 30+ doors than just keeping your paid off rental portfolio.

We did foundation repairs and some cosmetic upgrades but unfortunately we have not been able to sell as twice the buyers have said their inspectors noted issues.

Lay that on them and you might end up with a kitchen full of broken tiles, courtesy of vengeful tenants who think they've lost their security deposit anyway.

I have an upgrades list as well.
