There is so much cash looking for a place to land - if the property you want is a decent investment - there will be cash buyers after it.

Reading is great too but there is so much to read when you could be listening and hacking.

The courts always favor the tenants too so if they were there under a year, it could be a real issue because it is so much harder to evict if they were paying the rent. 

Around here, multifamily is so hot, that a SF with basement gets overlooked and can sometimes be the way to go.

The point that "these owners were just like me" is so important.

Seller financing is SO broad that it can consist of many different options, terms, etc... that a typical lender wouldn't consider and can usually end up being really beneficial to a buyer. 

Government is so petty to even implement this, the rent increase as-is is a complete joke, now can't even recover the pennies lol.

It requires good communication and negotiation skills to utilize this method, but it is very literally all we got in MN so if your an investor in MN you better get good at it or retain someone who is. So
