So what's your preference when buying a property, the cash discount or a value add opportunity?

If you broker is sending you leads just offer them to pay them a discounted commission if you close on any of the properties they send you. 

BP has a tremendous amount of information to help you, but it is only available if you seek it out.

If you can acquire the lot and build the house at such a discount of the appraised value after it's built, it makes sense to me!

So, purchase at discount, force appreciation through rehab, place tenant, appraise, cash out based on equity vs. loan balance.

Also, I have a realtor in the Richardson area who is very investor friendly and provides commission discounts to veterans.
