I'm new to hosting on Airbnb/short-term rentals, so any advice would be greatly appreciated.

Both are currently rented out long-term.

Consider if a modified schedule would work (like Tue-Thurs in the new town), or if you could drive there and back Mon morn and Fri afternoon...not for long term, but just long enough to keep the occupancy a few months longer.  

Maybe we need to quit obsessing over cashflow and look at our vacation rental as a long-term investment, similar to our IRA account.

To win at seller financing you overpay on the price and reduce on the terms.

The coverage you need will vary based on the assets covered under the umbrella.

I would recommend that in the short term you include that comparison against any real estate investment you  consider.
