The properties are kind of old and beat up but they rent a 4 bed/2 ba for around $1200-$1600 in that area so assuming you find a 4/2 and live in one and rent the other 3 where they pay you $400 per room a month, assuming you bought it for $150K or around that ball park, you would still be essentially living free with maybe some amount extra in cash flow.

But thats not the case here most of the time I just have the listing agent show me the property and when I put an offer in I don't low ball the offers so she knows that im actually trying to clos on something asap

@Clark Y.Meridian is pretty good with commercial, just look for local regional broker also RBC..Commercial is a different ball game especially when it comes lending

So, do I simply call the Hard Money lenders and tell them that I want to buy this particular house that is for sale, or do I go the seller first and explain that I want to buy with a Hard Money Loan (or do I tell them its a 'cash' purchase instead), in order to get the ball rolling?

That is a worry in most major cities for sure and I wish I had a crystal ball to know when the right time is to buy but I have to jump in at some point.
