You could negotiate that your cleaner be the emergency contact but don't give them an equity share.You could also find a neighbor or realtor that would do it for a small fee.Emergency calls have been almost non existent for me.

I would try to negotiate it a little perhaps by mentioning how a judgement would affect their ability to get future rentals etc as landlords will look unfavorably on it.

It seems I am often more interested in their success than they are in their own accomplishments. 

All my investors have been vetted so I would think they should be grabbing all my deals.I'd love to hear some success stories or advice so please share with me anything you think could help!

A close relationship with them might mean better prices, maintenance fees, and honest, favorable home assessments.Working with a realtor may mean that they could find the best deals possible and negotiate even better ones.
