The WLB lease (unless you use an ancient version) states that if nothing is done it defaults to a month to month.You can send them a Notice of rent increase (which you can get from WLB as well) sign an new lease, or do nothing and go mtm.I find that a 60 day notice from the tenant is not very helpful, most owners don't start showings until after the unit is vacant, so what's the point?

If this is a route you plan to go, I might also get a lawyer on board from the start and allow them to either negotiate with the insurance company or file the lawsuit against the agent and brokerage.

They forget our brokerage, team, and lead sources put their hands into that check first as well.After August 17th, only the best will continue to prosper in my opinion because it's going to get harder and harder to start from scratch in the business.
