There are designers who focus on ADU layout, drafters who just draw ADU plans, and contractors who just pump out garage conversions.

I do have a great plan to move forward with, it's the execution of the initial plan that's taking me long but, it is giving me more time.

I think not.But a golf cart with less safety features, uncapable of traveling speed limits on roads, no doors, children often traveling without car seats or boosters (that people spend hundreds of dollars on to keep their kids safe in the car), kids/teens/drunks driving illegally, etc.It's providing a vehicle for use, even if it is a "golf cart."

I use someone off UpWork to run Skips – usually 1.50 per lead and have about a 60% success rate and easy format which is the big thing for me compared to other services I tried I was spending too much time trying to format for the skips or after and was just not worth it.

What are your plans for the property? 

In my personal research, Houzeo seems to be a solid Flat Fee MLS Service, a good interface and online forms, no % of sale $ with Bronze plan, a site buyers may have heard of, and good reviews on Trustpilot.
