If we buy a total of 3 properties with 1031 funds, and out of the 3 we decide to sell 1 within 3-6 months of purchase due to changes in market conditions or a shift in portfolio, but we hold the other 2 properties purchased with 1031 funds long-term, does the sale invalidate the 1031 exchange for the property sold, all three, or the 1031 is still valid since 2 properties are being held long-term?

A lot of the guys I take to that have been doing this are shifting to the Performing side, you pay a little more for the note but it cashflows from day one, rather then being a monthly expense.Challenges are - Making sure the chain of assignments are all valid.- Verifying the value of the collateral. - Rehabbing and getting PM in place long distance.- Paying back taxes and making sure title is clear.

I like Stessa's analytics tools but the monthly numbers are a bit useless when it doesn't account for property taxes every month, and then the giant property tax bills get paid in December and the performance numbers for the past year are drastically shifted.

If you are more comfortable with that kind of investing, real estate may not be right for you.Most syndicators only provide projections at the start of the investment, and honestly, I have not seen a huge shift in projected returns in the last year.
