Using comparable sold properties with similar condition to your end product, within a 1/2 mile (sometimes a little further), less than 6 months old, within 20% of square footage, not crossing major boundaries ( high ways, school districts, city lines, etc).

You would probably want to check out the Eastern Mass REIA in Rockland (Used to have a 2nd meeting in Taunton but don't think they have been doing that one recently) and can also try the House Flipping School Meetup in Plymouth and the South Shore REIA by the Cape.  

Study the rent rates and find the crime free areas close to the school.1st Semester: Move in to an apartment complex close to school.

My experience as a landlord, my history working in that market (he doesn't live near there), and the fact he doesn't want to have anything to do with managing the property. 

Second, If anyone could refer to a good school that is affordable and actually helps you pass the test?

After listening to Leon Yang's podcast, I realized that I need to start researching the history of my Houston market since I have only lived here for a couple years.

Hueytown is a slightly nicer area than Centerpoint and Roebuck based on the schools, average sale price, cash tenants, etc.- Dave
