So I always hated hard money buy I never really knew why , probably because I use to hear so much negative stories about people experience that I never really took the time to really understand how it works so I automatically would shut it down with hearing terms or doing any calculations.

If the water isn't paid it gets shut off, if the sewer bill isn't paid it just grows and grows and can become shockingly large if you have to foreclose after years of sewer non payment have gone by and become a lien against the property.

@Tchaka Owen water/trash/sewer (approx 100-110/mo) .. utilities must be in the owner's name, with a distinction of the fact that the property is a rental, so utilities (electric, gas) are paid directly by tenant or they're shut off .. water trash and sewer must be in owner's name and per rental agreement tenant is responsible for as owner pays and tenant is to reimburse via PM
