I am not sure if @Edward B. is saying that if you have a homeowner or tenant policy at your primary residence it will also cover your rental's liability; that would be incorrect.

@Lamont Pelaez if you’re looking to buy it as an investment you will have to put 20% down and the interest rates will be higher than if you were to buy it as a primary, live in one unit and rent out the other.
