Action items are easy.It is the planning and setting things up is 80% of the time.

I am the biggest opponent to free strategies because data says it just doesn't work (reliably). 

I will say that your poking might force them into action and probably not in a positive way.I am not sure what else you can do.

I could be reading way too much into this, but I know the consequences of not doing this correctly could be costly if the tenant decided to take legal action, so I want to make sure I get it right.Thanks in advance for the help.
