Paying out security deposit interest in Chicago
I have two tenants who are both up for renewal. I took security deposits equivalent to one months rent. The security deposit interest rate in Chicago is .01%. My question is about how I go about paying out the interest earned. Do I need to actually pay my tenant every year, or do I just include the accrued interest with the security deposit (minus any expenses for damages) at the time the tenant moves out?
I could be reading way too much into this, but I know the consequences of not doing this correctly could be costly if the tenant decided to take legal action, so I want to make sure I get it right.

@Ryan Redenius you can pay them the interest when they leave. My lease always included a page with the guidelines for security deposits. I stopped collecting deposits and now just charge non-refundable moving fees.
