One was the fact that I have been concentrating on high end homes that take much longer to complete and sale and two is timing, I had a few that closed towards the end of 2012 and am holding 6 projects currently, some of which I expected to be out of by years end but that has not happened.I will point out that quantity of flips is much less important than quality.

I have focused on quality over quantity ... fewer doors to manage, but high quality doors with high quality tenants that produce much less volatile cash flow with much less work, in markets where my purchasing power grows (as previously mentioned), and ultimately free and clear in the long run (but not in the beginning to grow) so that nobody and no market cycle is strong enough to knock me down.

I have been to numerous sheriff sales  and tax sales here in Ohio.usually foreclosure  notices has already been sent out. there redemption period is over.but  i do believe that if it has a  IRS lien they have 6 months to redeem property.your money should be refunded.
