How to start a relationship with a Realtor?

Brad White here. I'm a wholesaler in Atlanta. I have a couple of properties under contract. I've heard numerous times that building a relationship with a realtor is advantageous to any investor's career, because they can pull comps from the MLS, and have access to cash buyers. My question is, how do I find a realtor that works a specific area or zip code? Do I just call a bunch of random realtors and ask them if they want to work with me? What do I say? Any help is much appreciated.
