Most deals like this in the Southeast go under contract in very quick order. 

Again, don't take the wholesalers word for it.Third,  get a copy of the contract between the seller and wholesaler.

You just need to make sure you are up front with people and have your contracts down.

@Erica Rich which one did you get under contract on mls or an off market deal?

I submitted contracts only to hear the seller chose another buyer.

They offer pre-sales education and may try to ask questions if it very blatantly looks like you are trying to do something that would be a self-dealing or prohibited transaction, but they by rule and by their contracts do not provide tax, legal or investment advice.An advisor is going to be much more accessible and knowledgeable.

I did not sign the lease extension so how is that a legally binding contract? 

Once the contract is in place, I don't see how you could change it (though I'm no expert) I know if my PM ghosted me for more than 48 hours (or any vendor) I would FIRE them unceremoniously.

Has anyone ever assigned a contract to a property, but except charging your assignment fee, accepted equity in the property?
