My offers were declined

I am trying to find multi tenant properties near me. I have been working with an experienced realtor. I have found two properties I wanted. I submitted contracts only to hear the seller chose another buyer. I really thought I would be asked to increase my offer if their were other offers. In the first instants my offer was within  1% of the final selling price. I would have offered more had I been given the opportunity. Well that sucks better luck next time. 

Well next time has happened. I made a full price offer only to hear they went with another buyer. I don’t want to start offering too much. But I wanted those properties.

Both offers were contingent on bank financing. Was this a red flag?  Would a large down payment have been better? I want the properties.
