At 19, you need to know that whatever industry you choose to work in, education will be vital, it is a never ending quest that requires you to maintain proficiency and to stay current with business requirements.

If it appreciates its an added bonus but at minimum as long as the house maintains value during sale date, thats considered a good return? 

Once you know your market well, and know what segment of the market you want to serve, it should be fairly simple to whittle down the list of possibilities to between one and a few that will serve nicely, and concentrate on those.

Italian Village is such a nice area, mine are all concentrated in Old North Columbus.

Yearly inspections by city, help make sure this type of equipment is properly working so landlord can maintain rental license, Not all cities do yearly inspections.

Scaling my current business is my main priority right now, so I don't need the stress of maintaining the RE license at this time.

Leverage is still low (relative) and increasing demand from new residents will maintain pricing at a minimum

You get to see all the deals an escrow officer sees, and you prepare many of the closing documents while maintaining the option of doing other real estate related legal work like lease/contract reviews, foreclosures, evictions, commercial loan documentation, entity formation for investors, and you can throw in some asset sales for small businesses and small business contract matters.  

I maintain my properties and want to make sure I'm having a positive impact in the neighborhoods where my properties are.
