My future goal is to have a portfolio of several homes or larger multi-family. 

I picked a management company, that I thought did a great job, but they got acquired by a larger management company, who then decided SFH management wasn't worth it, so passed it to another person, to another person to another person.  

It’s only a larger one car garage.

Only really because i should just focus my all my energy on the triplex.So my question is, How bad is a credit pull from a hard money lender?

I am trying to decide whether to buy a 1-4 unit or a 5+ unit as my next purchase, but I am just starting to educate myself about these slightly larger buildings. 

And then maybe use the other $10K to invest in another property or use that amount to buy a personal residence where we can be live happier in a larger property.

Because my experience is primarily with larger, institutional-quality MF real estate, I cannot provide a lot of guidance on what to expect regarding typical loan structure on such a deal.

I am in the process of hiring a property management company as I am moving out of state 12 hours away, I am in a unique rural area where it is impossible to find a larger company, basically have to use individuals (normally real estate agents) who manage a few properties here and there or own their own.  

But now I'm considering selling it and rolling into a larger rental property through a 1031 exchange.

The home has plenty of space for first time home buyer with larger den area.
