Is the best bet to turn my back to all of the properties listed, and ignore them?

From my internet reading, FHA does mixed used financing with commercial space in the property up to 49%.

Get some education before betting your life savings. 

I've searched all over the internet the last 2 hours, and nothing really talks about what my loan officer is trying to do with in the laws limitation of a mechanics lien.

A cash buyer, known to the wholesaler, who has successfully closed several deals with them previously, is a much safer bet than someone who is applying for a mortgage loan.

@Jake Thomas  good points.. when I first started in real estate sales circa 1975.. there was no internet heck there was not even a MLS or a computer on your desk top.. the MLS was a big book.I worked every weekend both days 50 weeks a year.. and I worked 3 to 4 nights during the night.what I did have time though during the day ( because not bogged down on computer or cell phone) was to golf fish other actives that I could do middle of the day.. 

But, this is the Age of the Internet.

What amazes me is the number of people coming here for advice that haven't even been willing to put in a ten minute Internet search first.

Ida Saidkariev in my opinion the house is one of the last pieces to the puzzle.First pick a market you like okay this may be the city you want to purchase in.Now second you need to find a property manager who can guide you on which neighborhoods to buy in.I would not put an offer on this property until you know the neighborhoods better and find a pm first.Also when someone is going to invest a large amount of money I always tell people spend $1000 and go and fly out and your the city you cannot get to know an area over the internet and you cannot trust other people's opinion it's your money at risk.

BUT, I'd bet on Real Estate before betting on any 401(k).
