Good way to earn instant equity is to renovate it. 

Generally speaking you might need neighborhood approval (I see it with lot splits) and neighbors don't want the congestion.I would explore if Georgia allows Accessory Dwelling Units.

The super short answer is travel trailers have never been legal dwelling units, they aren't governed by HUD code for manufactured factory built housing (e.g. mobile homes) which are legal dwelling units.

I would assume it would be lower as expenses often paid for by a landlord on MFH such as landscape upkeep, sidewalks, water/sewer/garbage, etc are transferred directly to the renter in a single family dwelling??

Some companies still will not write a rented dwelling (Dwelling Fire Policy) that is owned in and LLC.  

Just keep in mind, some carriers give you a limit and force you to take that limit and nothing less, even when you could very likely rebuild the dwelling for quite a bit less.
