Save the other 25% for cash reserves for a "rainy day" or current environment like today.orTake 50% and invest it passively.

This means a lot more cash is needed to close which means that sellers will need to work with buyers in this ever changing environment there seems to be money available but criteria changes rapidly! 

I am in the Grand Rapids, MI area, which is an incredibly hot market right now.

It is incredibly difficult to say how quickly things will return to normal or what a new normal might look like. 

Given the current environment, there is talk of extending these limits, but for now its in your best interest to work off these long established guidelines.  

Debating  what strategy need to take at this uncertain environment.
