Good morning, I'm going to begin a ton of cleanup/labor work at a property I own and I'd like to hire out a large portion of it.

I figure if I use the MLS4Owners instead of hiring a listing agent, and negotiate that the sellers pay the buyers agent commission (why should I have to pay for their hand holding needs?)

Are you hiring a reputable home inspector?

Do I need to hire an attorney?

Those areas cash flow, so if you are uncomfortable hire a PM.

today my agent sent me a nice duplex that i really like, (haven't seen it yet, but i l viewed it via virtual map), my plan is to house hack,(i'm currently paying $1200/month in rent at an apartment & i kick myself every month cos that could comfortably pay a mortgage lol so am in the process of analyzing this property and i will want to use FHA loans for it cos of the PRO's i read about it, you know lower DP and all.. i have a FT job, am also a home stager, and i plan to do a few flips as well.My questions are:1. what are the specific questions i need to ask( especially to my agent) about this to be sure its a good property?

PM fee, and i would hire a property manager for college rentals. you are looking at about 10% so another 150 / month. so your cash is now 350 - 550. that's the only problem with condos, the HOA fee's, they usually eat up some of your profit. you would have had to hire landscaper and garbage removal, but it wouldn't cost you the same 260, probably 150. what about taxes ?
