I don't expect everyone to know the restrictions of the securities licenses since that's my responsibility anyway, but whoever I end up partnering with should respect what I legally can and cannot do.

@Elina Solaita If there is no other time restriction on the notification, or conditions detailed elsewhere in the contract, which is odd because a buyer could invoke this the morning of closing, then it does seem clear cut.To my other point, the state realtor contracts typically have a Very Specific procedure in the event of a dispute ie. required mediation, then either binding arbitration if that fails or one party may have the right to go to court (not generally the best for anyone), clearly spelled out in the contract.

As long as you don’t throw in anything that’s restricting to their current lifestyle they will sign.

Also, am I able to fund the renovation with expectation of a repayment since the down payment gift restricts that?

Most housing authorities have a form for this, and some restrict the time frames.

Some condo associations restrict the amount of time a condo can be rented, who it can be rented too, and what kind of modifications you can make - they may outright ban AirBnB.Additionally, consider how you are purchasing the condo, traditional financing can get a bit strict around Condos.
