As inventory is running lower due to the growing population, it appears that getting zoning to shift from single family to multifamily is the only way to meet the needs of the people.

As great of a home as it is my family is growing out of it and my wife is ready for a new home.So should I keep the home and rent it out for about 1700 a month and take out home equity loan for a down payment for our next home?

Pet rent is not a deposit so don't count it toward the cost of repairs.Scratches in the wood floor would probably be considered ordinary wear-and-tear unless it's excessive for the situation.
