Tatiana-I think it would depend on the type of notes that you are looking for...are you wanting notes close to home or in a non-judicial state?

@Doug Spence - 1)We had a formal JV agreement drawn up by a local (knowledgeable in real estate) lawyer that I work with a lot. 

Sometimes you will need formal education for this.

As additional background, I plan on relocating from Sydney, Australia in July of 2015.....but am considering buying another place and continuing to rent the townhouse....yet would like to have the flexibility to decide in May15 while still having a more formal commitment from the tenants.  

You just lost any credibility you had...Actually he lost credibility when he came here just to hock some product without any formal introduction and not even following up with anyone here in this thread.

And that resume has to show that you didn't stop your formal education after the 12th grade.I think if I had it to do over again, I would have pursued a liberal arts undergraduate degree, using those years to learn more about history, the arts, literature, language, etc.

I recommend that you get some formal education in this area.

When I became a GC, I got all of the books, took the test, did all of the formal licensing/insurance stuff, etc.

I would send a formal written notice pointing out the violations and make it clear if they remain in violation you will either not renew the lease, if they are M2M, or begin the eviction process if they are on a term lease. 

I'll probably get a formal thorough title search done once I'm sure of a few as well.
