If I put the property in my personal name then its a non issue, but I can not find anyone to do specficly STR in a company name.Any help would be apprciated.ThanksMike

Hey Roberto - I personally would only pull the down payment from the HELOC just to lessen the risk associated with leveraging your personal home.

I personally prefer staying in a nicer STR and appreciate nicer finishes, details, and a unified ascetic, and want to provide a similar experience to our future guests.  

Also, since you rely on this income, you likely aren't prepared to weather VERY negative situations such that they could have a significant personal impact on your own personal financial situation. 3.

Many companies are offering STR coverage.I will also say don't listing to a single person who tells you AirBNB and VRBO 1m dollar guarantee is insurance.

I supply toilet paper, paper towels, liquid hand soap at all sinks, dishdetergent, dishwasher pods, one new dishwashing sponge, spray oil, salt & pepper (I buy the plastic disposable ones for picnics so they can't be refilled) and a few other spices, trash bags, some cleaning supplies such as Simple Green and microfiber cloths, coffee filters, plastic wrap, ziploc baggies, laundry detergent, and dryer sheets.Guests are asked to bring their own shampoo, conditioner, personal soap for showers, sugar, creamer and coffee. 

If we name someone other than our daughters as executors, that person cannot make a deal with you as the authority to sell the property passed to our daughters, the trustees, as the property is now in their hands.

If not, it is what it is and if you personally want to move to Texas than so be it and you may need to sell it.Now, if you can keep the first one and still afford a second one then great.
