I’m comfortable taking on bigger rehabs.

Condo fees have increased dramatically that feel like you are making a payment on a luxury car. 

But if you can make enough of a premium by leasing them individually yourself then do it and F their feelings.

The tenants are getting deal and they know it....having a property to rent that allows animals and has those facilities is priceless so don't feel bad about raising the rent.
