There is often times a mindset that is prevalent in the S8 world that comes from having a "free ride".

Why reinvent the wheel when you can ride in a luxury vehicle ?

Are there any of these lenders out there that react in a timely fashion, and have halfway decent rates?

We have had some luck in the old fashion driving for dollars, and then writing direct mail to this property owners.

Pure speculation on my part is this was a logged over track and replanted or naturally seeded and is being sold.. great for hunting and camping and quad riding etc.

Rent has been received in a timely fashion, though it's hard to tell whether the tenant portion is consistently late as it seems like Elite posts the rent as being received on a set date even though I see late notices marked in the accounting software. 

To apply to real property in the same fashion might lead up to the above issues in short order. 

All liens come along for the ride.
