As noted, everyone has their own goals.There are some efficiencies to be had with buying larger assets, yes, but there is also downside.  

Unlike a vendor or sub, there is little incentive to finish the work quickly/efficiently. 

I highly recommend a more efficient way to invest would be to partner with someone.

You just need to set up your processes to make sure everything is as efficient as possible and your team on the ground is dependable.

If you are paying utilities, radiator heating is actually more efficient.

The difference sometimes in a PM that charges 8% vs 6% ends up only being a couple hundred bucks more a year and there is a good chance the 8% PM will earn that by saving you 10x that couple hundred dollars in having a more efficient process. 

You will find better efficiencies and better systems as you go.

When I thought through the spectrum of real estate options available from syndications on one end to self-sourced rehabs on the other I found myself looking at how much time I had, capital, and what was the most tax efficient investment.

I think this will be an important factor for the region, what the future workplace looks like. 

In the past, I wanted to grow as fast as possible and have the best, most efficient financing possible, but now my time is the limiting factor, not money.
