Whole place got smoked, hole in the roof, car port damaged, etc.  

Harris Countyrequires complete drainage engineering ($75k right off the top) plans and then there is the issue water.

But in addition to kitchen and bathroom tile (not only floors but also counter top tile and bath/shower wall tile), that hammer is great for separating cabinets from studs/drywall, countertops from cabinets, breaking up small sections of concrete sidewalks/driveways and on and on... heck, I even used it to quickly dig 300 holes when planting boxwood privets around the perimeter of my yard.

You’ll also want to ensure there are no cosmetic surprises, like holes in the wall that weren’t there before or loose/damaged kitchen cabinets.

Try to be kind and work with him on a reasonable timeline to give back the house so that he doesn't decide destroy it (take out appliances, put holes in walls etc) on this way out.

it seems to me to change by the decade.. in my 30s I would work out weights and cardio one hour virtually every day. then walk 18 holes of golf carrying my bag 3 times a week pretty much year round ( lived in the Napa Valley were golf is year round) then get home and walk my Shepard 3 plus miles.. at that rate i ate and drank anything i liked without a thought.

Car lifts, hvac etc. you don’t want to have to plug holes if they leave.
