Bird dogging Loophole and contract

I am looking to bird dog in Louisiana but it seems pretty clear that it’s illegal and I likely won’t. But I am curious if anyone has found any loopholes. Have you heard of any loop holes?

One I think would work is getting equity for finding the deal and being bought out the day after closing. 

I am also looking to come up with a contract that would would say if I tell you the property then I get the equity, but how do you write that contract without putting the address in the contract?
