Most people who are able to do these type of deals are able to convince their investors or the seller that they can make it a win/win situation.

I ended up winning the online auction 3 weeks later.Closing took forever and I almost lost the deal countless times, near the end I even put my $3,700 EM deposit at risk to get extensions.

Please help me understand this concept being a win win for all with being compliant to Dodd Frank. 

Millennia ago I moved overseas and stupidly closed all my credit cards and accounts so that later, 3.5 years ago actually, when I bought an investment property back in the US, I had zero credit history.I just discovered today that my lender has not been reporting to any of the 3 credit reporting agencies for the duration of that loan which I have carefully paid on time, every time.
