I'm assuming they weren't good leads or I got scammed. 

They seem to be a scam and I have spent $30K in commitment fees and have nothing to show for it.

I'd like to address a few things about Peter's post.First, just because there are a few guru scam artists who teach in theories and often times, what could be illegal and because there are other unscrupulous characters in the short sale business (and that of any other), does not mean that ALL investors act in this manner.

I and my wife have been here for 8 months and I need to decide to take on a regular job, or devote all my time and leftover funds to get my contracting business in full swing, which I feel will take away from what I really want to do, buy, rehab and sell.Once I get the first one down, and see how it is done, it will make a big difference.

And the reason many have the time to hang out on BP is they are accomplished and in many ways its a way of giving back to an industry that has treated us so well... trying to keep new investors from getting scammed by less than ethical wholesalers  or FAUX lenders or bad PM's all sorts of things are talked about on this site all with the goal of helping those that are newer in the RE game..

Anything and everything will be greatly appreciated by every single one of you.This place seems like a great place to learn from and to turn to a great industry.I'm really considering getting into real estate but I'm not sure where to start.I see a few online real estate courses but not sure if they're a scam or not.I'm currently still in college, but working part time at a bank isn't cutting it for me.

It just sounds like scams could start developing with this device as you'll probably get people to abuse it.That's JMO.

Anyone recommending you should take out a second mortgage to cover the cost of their guru program is giving you VERY bad advice.I don't know the man or his supposed magical program but, this smells like a scam to me.
