The NEC (National Electrical Code) calls for 80% load calculations for safety; thus, the dishwasher (assuming the 14A is correct as read from the nameplace of the appliance) should be the only thing on the circuit, which is standard practice anyway (80% of 20A is 16A).A 20A breaker requires 12 AWG (12 guage wire). 16 AWG is lamp cord and is NEVER used in home wiring.

There could be issue because you could be considered practicing real estate without a license.

Both do not know what they are doing - a doctor "practices medicine", while the realtor tries to "practice" in the field of real estate.

This would not be practical for a printer or most assets.

This isnt at all uncommon and a practice I do as well.

Again it is always of best practice to make your own decision based on whether or not the applicant has met your screening criteria. 

Like househacking, BRRR,  etc FIRE is another very old practices given a cute new name.   

Honestly, that sounds like something written by someone who has no practical landlording experience.
