I’ve been working on a budget, financial plan, profit & loss etc.. in doing so I’ve been “auditing” all of our bank accounts, line by line.

We liked it except they had some real issues with accounting but I heard they ironed that out. 

I’ve found 3 local credit unions and two other banks my real estate agent recommended. 

Always check an investor for an existing portfolio and financing in place, whether its a cash buyer check their bank statements, equity accounts, 401K etc.

As a house hacker, you have to account for your lowered cost of living i.e. instead of renting a 2 bedroom apartment for $2200, you're house hacking with a leftover cost of $1500 after all costs.

I did give verbal qualifications that were: gross income of 3x the rent and a credit score of 580.

You could try to find something that needs some either minor or major fixing up, and adjust your budget lower to account for 50-100k in renovations, or start searching for a lender that can help you with the construction costs, and then pay it off once the renovations are complete with a refi.
