I would set up a direct deposit with the tenant's Mother and set up a contract with her making her liable for any damages or issues with the tenant.

They should still be able to give you a ballpark but a good lender will help you vet the properties in advance as you are looking to make sure they are a fit before you get under contract.

Currently the property is under contract and the inspection shows it's in great shape without rehab work needed.

Some one that knows how investors work and give advice and looking over different contracts that will work here in oklahoma, as to wholesaling doing double closings, lease options, fix and flips, and note flipping. some one who knows the different ways an investor work.

Would you do lease to own, land contract, etc.

I am mostly concerned with making sure each of our trades are staying within our contracted time frames in order to make sure jobs get completed on time.Thanks!
