I would say to over communicate with the tenant and give them multiple chances before you toss the items.

This will require you to learn all the ins-and-outs of parks, to include filling up spaces, renovating homes, selling homes (along with licensing requirements), creating and carrying paper in accordance with current regulations, crafting the correct leases and notices, establishing the right park rules, proper tenant communication, metering of utilities, and the list goes on...

If he argues about letting you out of the agreement amicably, you can always let him know you want any future communications to go through your attorney and have your attorney's card ready to hand to him.

And open the dialogue for those interested to communicate and network.

After I  articulated my words even more we had no problem communicating.
