I.E. a $1,200 loss was like having another $100 a month loan.Some of the things I wrote off werePower tools needed for the business, lawyer and accountant bills, mileage, office supplies, new printer, storage area .....If you want to grow bigger than 1 rental, make sure to understand what a gain/loss will do to your buying power.

-Late fees from the city for late payment for utilities (PM collects and pays the actual bill)-Several evictions from tenants they placed.

Make them aware that if they do not comply, then you will need to step in to make repairs, and you will bill them.

I also set up the LLC and am in charge of all tracking, accounting, checking vendor work, tenant relations, two how’s, etc. he sends the money and bills and I do the rest.

The first step would be to determine if you have a viable project, once you start engaging an architect and the like they will start to bill. 

Are you actually putting the bill in the tenants name?

Payment history on your utility bills, cell phone, and other types of bills can be used to establish credit.
