Trust me, 3 months seems far....that is November. 

I've always been curious about how syndicators are able to build up their network to be aware of deals that come up... and at the same time, build up their network of LP investors that trust in you enough to invest when you find a good deal.

I have tried to think and I this may sound whiny and lack confidence but I truly don’t see how to make a partner trust you not only with no money but massive debt.

Ask around, get references, interview the lenders, and find one you are comfortable with who will not only lend you the money but also help mentor you along in the renovation process - if your lender is actively helping you to succeed then thats a great sign that they are trusted partner for the long term.

I know it's good for liability, if enough privacy trusts and incorporate out of Nevada!
