And, is it ok to stay over my parents home during the weekday because of my job that's 3 miles away instead of being 40+miles away

I had my realtor set up a search for assumable loans, and found a property in Aubrey TX with an assumable VA loan.

I am a first time investor and am currently under contract for my first property (yay?!).

Any ideas or tips on how to get the ball rolling.

I originally lived in it, but just bought my second property and moved out, and had someone move into my room (4 bed, 3 bath, all 4 bedrooms are rented out individually). 

Also, I'm usually trying to eliminate drama on my properties.
