Hello,So I bought a four-plex back in October (in Downtown Long Beach, CA), all units were rented by long term tenants (4+ years).

Both my parents and my wife's manage several of their own rentals (in Columbus, OH and Long Beach, CA, respectively), so we are not coming into this totally blind.

I absolutely loved heading to the broadwalk and chowing on some pizza and beer while staring at the ocean (which is easier to see there than here in CA because our beaches are super wide). 

And look into some local clubs - I just moved from OC to Sacramento last year, used to go to the FIBI RE Club in Long Beach, they have a few chapters around SoCal, met genuine folks there.  

.- 2000 sq ft townhouse in Marina Del Rey (upscale CA beach neighborhood)- Good condition, but cosmetically everything is older- Need to upgrade a powder and guest bath where everything stays in the same spot but is replaced- Upgrade master bath, same things as above AND add a clawfoot tub where there is a closet now - 3 feet from nearest water connection (don't have to move walls).

I painted one down in the Apollo beach area. looked real nice.

We've been saving  to buy a place on the beach for our retirement and renting it out before we retire.
