I have had guests complain to me about activity in front of those specific units and I have to explain to them they are not locals that they are basically Airbnb party houses.

I just finished reading "Managing Rental Properties" and there was a lot mentioned that should be included in the lease such as guest policy, subletting, pet, smoking, late fees, landlord access, attorney/collection fees, rules/regulations, lawn care in more.

You are legally allowed to “discriminate” financially (select the best applicant without discriminating protected classes- sex, familial status, race.. etc- financial standing is not one of them).

This family has four children whereas the previous tenant had none, so it's pretty clear who caused the issue.My lease is clear:Owner will not pay to repair conditions caused by the Tenant, his guest or invitee or damage due to windows or doors left open, sewer/septic stoppages caused by foreign or improper objects in lines, or cosmetic items that do not impact the functionality or use of the item.
